Most sunken concrete in Brevard isn't bad concrete. It's the ground underneath.

Sandy soil washes out. A downspout, a sprinkler head or a leak carves a hollow under the slab, and one day the corner by the garage is an inch lower than the rest. Tree roots and ground that was never compacted do the same thing more slowly.

The slab itself is often fine. It just lost its support.

How foam leveling works

Concrete leveling (also called lifting or polyjacking) raises a sunken slab back into place without tearing it out.

  1. Small holes are drilled through the sunken slab.
  2. Polyurethane foam is injected underneath. It expands, fills the hollow and pushes the slab back up.
  3. The holes are patched, and the joints and cracks get sealed so water has a harder time washing out the base again.

No tear-out, no haul-away, no new pour. Lifting foams cure in minutes. One manufacturer lists its foam as traffic-ready in 15 minutes, so most lifted slabs can be used the same day.

Should your slab be lifted or replaced?

Lifting is usually a good fit when:

  • The slab sank but is still in one piece, or in a few large pieces.
  • There's an edge you can trip on where two slabs meet.
  • The slab tilted, and now water runs toward the house or garage.
  • One walkway panel sits lower than the next.

Lifting isn't the right fix when:

  • The slab is broken into many small pieces or crumbling. That's repair or replacement.
  • The surface is worn but the slab is level. That's resurfacing.
  • Roots have pushed the slab up. Foam can raise concrete but it can't lower it. That usually means cutting out the section and repouring.
  • The cause is still active (a leak or a downspout aimed at the slab). Fix that first, or it can sink again.

Why is leveling so expensive? It isn't cheap: the foam and the pumping equipment cost money. But it skips the tear-out, the haul-away and the new pour. For many slabs that means a smaller bill and a shorter wait. For some it doesn't, and that's what the estimate is for.

Will it sink again?

Lifting fills the hollow under the slab. It doesn't stop water from carving a new one. Fix the cause (a downspout, a sprinkler, a leak) and seal the joints, and you give it the best chance.

Can I level concrete myself?

We don't recommend it. Lifting a slab takes pumps, foam and a feel for how fast the concrete is rising. Lift one corner too far and the slab cracks.

Can you level a cracked slab?

Often, yes, if it's in a few large pieces. If it's broken into many small pieces, repair or replacement is the better spend.
