New driveway, replacement or extension?

  • New driveway. Going from dirt, gravel or shell to concrete, or pouring for a new home.
  • Replacement. We tear out the old driveway, haul it away, fix the base and pour new. Demolition and disposal make it cost more than a new pour.
  • Extension. Widening for another car or adding a side pad. New concrete won't match the old color right away. For boat or RV pads, see concrete slabs.
  • Apron. The section between the street and your property line. It often sits in the public right-of-way, which is where permits come in.

What makes a concrete driveway last in Florida?

Brevard driveways don't fail from frost. They fail from sandy soil, summer rain, heat and roots.

  • Base. The ground under the slab has to be compacted. Soft or washed-out sand is why driveways sink and crack.
  • Thickness and steel. Rebar or wire mesh holds cracked pieces together. Heavier vehicles need a thicker slab.
  • Control joints. These cuts make the slab crack along a straight line instead of across the middle.
  • Slope. Water should run toward the street or yard, never the garage.
  • Curing. In Florida heat, new concrete has to be kept from drying out too fast.

And don't DIY a driveway. A bad base doesn't show on day one. It shows up later as cracks and sinking, and tearing it out costs more than doing it right.

Do you need a permit for a driveway in Brevard?

Usually. It depends on who controls the road in front of your house.

  • City of Melbourne: driveways are on the Building Department's list of work that requires a permit. (Building FAQ)
  • Palm Bay: driveway work in a city road or easement needs a Public Works driveway permit, with a pre-pour and a final inspection. (Code § 176.020; Public Works)
  • Unincorporated Brevard County: a driveway connection to a county-maintained road needs a right-of-way/easement permit from Public Works. The owner then maintains the driveway materials in the right-of-way. Residential aprons run 12 ft minimum to 24 ft maximum with a two-car garage. (Code Sec. 86-70; ROW application)
  • Starting early costs more. Melbourne can charge 100% of the permit fee as a penalty. Brevard County charges double the right-of-way permit fee.
  • West Melbourne and other cities: check with your building department (West Melbourne: 321-837-7776).

A good base and drainage do most of the work. After that, keep heavy trucks off the edges, clean oil stains early, and fill cracks while they're small. We seal and reseal plain concrete driveways, so ask whether sealing is worth it for yours.

It can. Weather can affect concrete scheduling, and fresh concrete and a Florida downpour don't mix.

Concrete or pavers?

Both work in Florida. Concrete is one continuous slab. Pavers can be lifted and reset one at a time. Which costs less depends on the finish.
