A garage floor takes more abuse than most concrete around the house. Car weight, hot tires, oil, and water tracked in off the driveway.
Over time that shows up as cracks, a section that's dropped, stains that won't come out, or a surface that's dusty and worn.
A lot of that can be fixed without tearing the floor out. Some of it can't. We'll tell you which.
What can be done with a worn garage floor?
It depends on what's wrong. Here's the work we do, and where each one is covered in detail:
- Cracks, chips and broken spots. Cracks get filled, chips get patched, and a section that's too far gone can be cut out and repoured. See concrete repair.
- A section that sank. Polyurethane foam can lift it back into place without tearing it out. See concrete leveling.
- Solid, but worn or stained on top. A thin overlay gives it a new surface. See resurfacing.
- Solid, and you want a finished look. Polishing grinds the concrete itself to a matte, satin or high-gloss finish. See polished concrete.
- You want color. Stain soaks color into the concrete. See concrete staining.
Plenty of floors need two of these: cracks filled first, then the finish.
We don't install epoxy, flake, polyaspartic or other floor-coating systems. If a coated floor is what you want, a coating installer is the right call. If you'd rather work with the concrete itself, that's what we do.
What's hard on a garage floor in Florida?
- Water under the edge. Roof runoff and sprinklers near the garage door can wash sand out from under the concrete. That's often how a section drops.
- Weight in the same spots. Cars, trucks and trailers park on the same few feet every day.
- Oil and chemicals. Bare concrete soaks them up.
- Cracks left open. Water gets into the base through them. Filling them early keeps a small problem small.
A new finish over a moving floor won't last. So we look for the cause first, and we'll tell you if the floor needs work underneath before anything else.
What can't be fixed on a garage floor?
Most garage floors can be improved. A few can't be saved, and it's better to know that before you spend money.
- Broken all over, or a failed base. Patches, lifting or a new surface won't hold. We'll tell you straight if that's where yours is.
- Patches can show. Matching old concrete exactly is hard.
- Polish and stain show what's there. Cracks and patches stay visible under both.
- A lifted section can drop again if water keeps washing out the base. Fix the water first.

No. We don't install epoxy, flake, polyaspartic or other specialty floor-coating systems. We work on the concrete itself: repairs, lifting, overlays, polish and stain.
Do you do the work yourselves?
Yes. All our concrete work is done by our own crew. We don't outsource it.
Can a cracked garage floor be fixed without replacing it?
Often. It depends on why it cracked. If the base underneath has failed, a patch won't hold, and we'll tell you so.
